I see the mistakes listed below over and over again. Some of the mistakes realtors have control over, some they do not, some just require your realtor to work hard and be diligent, and some require work on the part of you, the client. Being aware of them usually helps. Part of my service to you as your realtor is to mitigate all of them, some take hard work and some take the investment of time and money.
 
  • Setting the wrong price out the gate by Over Pricing
  • Falling into the Sellers Dilemma by chasing the market down the price curve with an over priced property. 
  • Inadequate preparation of the home or gardens for showings and Open houses.
  • Ineffective marketing program.
  • Insufficient advertising in media. 
  • Lack of visibility on the internet.
  • Lack of communication and engagement by your realtor with buying agents. 
  • Failure to follow-up with potential buyers. 
  • Failure to continuously re-evaluate the "value" of the home in light of current market conditions. 
  • Failure to factor in price adjustments due to seasonal volume and pricing fluctuations. 
  • Failure to select an appropriate realtor. 
  • Failure to give all offers, including aggressive offers, adequate consideration
