Pricing any article, whether it be an expensive designer handbag or that used motor car, can be a complex and difficult task. The goal is simple: Obtain the best possible price for your product in a time frame that you consider reasonable. Getting the price wrong for your home can extend the time it takes to sell and result in you getting less then it's actually worth.

Five key aspects play into the pricing calculation:

Accurate pricing is time consuming to produce, taking several hours and a significant amount of local knowledge. I use the "comparative market analysis" technique that factors in and uses data from:

  • Visits to homes for sale in your area

  • Comparison of the specifics of the inventory and your home

  • Inventory levels of the market

  • Recent listings and their sales data.

  • Local economic trending data

  • Longer term historic sales data
