Most of the problems listed below are detected at the inspection stage by a sharp inspector and a savvy real estate agent. The net effect is a significantly lower offer or the potential buyer walking way. 
 

 

Improper Surface Grading and Drainage We see this problem over and over again and it can lead to problems with water in a crawl space under the home.
Electrical Wiring Issues Wiring issues come in many forms including insufficient wattage, inadequate overload protection, amateur wiring connections.
Roof Damage Leaking and aged roofs are frequent problem and usually easily repaired.
Heating System Heating systems often have broken components and block exhaust and usually only need to be serviced.
Poor Home Maintenance There are a million little things like peeling paint or a cracked window, or even a broken sprinkler head that are easily remedied and detract from the overall appeal of your home.
Structural Problems Includes things like foundation, walls and roof structure. This type of item is usually detected via an inspection.
Plumbing Everything from a leaky faucet to a stained bath tub.
Exterior Condition Cracked walls, lack of or old paint and general exterior maintenance.
Ventilation Problems usually manifest themselves as damp or musty smells. This type of problem is generally very easily remedied by installation of vents or opening windows.
Miscellaneous Could be anything from defective garage door opener to old kitchen appliances. both of which give an overall negative appearance to the home.
